Most owners assemble their advisers one appointment at a time: an agent for the purchase, a broker for the debt, another for the insurance, a manager for the tenancies. Each sees a slice of the asset. None sees the whole.

Transact was built the other way around. Property, capital and risk sit within one group, so the people negotiating an acquisition already understand how it will be funded, covered, managed and, in due course, sold. Context carries forward at every stage, and nothing is re-explained twice.

Every commercial asset moves through the same stages, and most of them recur. Each refinance reopens the funding question; each renewal, the cover. The group is organised around that loop.

    Capital's buyers agency sources an off-market site and runs the due diligence in full.

  2. 02 · Fund

    Finance structures the acquisition debt with the refinance three years out already in view.

  3. 03 · Protect

    Insurance arranges contract works cover for the build, then the property program at completion.

  4. 04 · Manage

    Capital's management team leases the tenancies and runs the asset. Income protected, costs held.

  5. 05 · Realise

    When the strategy calls for it, Capital takes the stabilised asset to market from strength.
